Greg O. Paquette Biography (CEO)

Mr. Paquette is an innovator and entrepreneur, with experience in real estate development projects dating back to 1986.

In the midst of the real estate boom, Greg launched Magnum One Real Estate Development & Finance when a vacant property in a poor neighborhood on the edge of the brand new baseball stadium, just outside downtown San Diego, caught his attention. Alone in seeing this as the next hot spot for residential redevelopment, his visionary skills led to the inception of revitalizing the Barrio Logan neighborhood, now with ~1500 new live/work residences available.

As a partner in the development of residential properties, Mr. Paquette was responsible for; locating properties and concepting appropriate development projects, creating project proforma and prospectus, researching feasibility studies, and sourcing debt and equity for purchase and construction financing. After the property was secured and financing was in place, Greg managed the design/entitlement process through hiring and coordination of: architects; interior and landscape designers; civil, structural and acoustical engineers; geotechnical studies; dry utilities rep; historical and traffic consultants; mechanical, electrical and plumbing design/build; fire protection and more. In the last phase of development Greg handled: legal and title for DRE submittal; HOA budgets; marketing, public relations and sales efforts; fund-control, draw requests, lien releases; and project accounting.

While living in San Diego, California for the past 23 years, Greg has created and operated six successful businesses. As a man of action, when his passion for creating a new business is ignited, there is no stopping his commitment to achieving his goal. In addition, recognizing opportunities on the cusp of crossing the chasm is a hallmark of Mr. Paquette’s career.

Upon the FCC’s deregulation of the telecommunications industry, Greg founded American Pacific Telemanagement Group (APTG), a long distance re-seller company. Within the first six months of operation, APTG secured in excess of $500,000 in monthly revenue.
During the dot.com explosion of the 1990’s, Greg established Znetwork, an Internet access and web site hosting company, providing back-end development and e-commerce solutions.  As an Internet retailer, he created; Slot Car Grand Prix, an online store selling 1/32 scale slot cars and accessories. Literally overnight he was shipping products to countries worldwide, contributing to the resurgence in popularity of a favorite childhood pastime, and Snow Board Stuff, an online store selling snowboards and accessories.

In 2001 fulfilling his insatiable appetite for innovative and original ideas, Greg was inspired by the green movement as it applied to transportation. He created Mini Cab Co., San Diego’s (and the nation’s) first all-electric short-ride transportation company, utilizing street legal golf cart-type vehicles known as low-speed vehicles, or LSVs. Consumers loved the ability to catch a short ride in a ‘green’ vehicle versus a gas guzzling cab. The process of delivering this service to market provided for an immense learning experience; of the transportation industry, local politics and public relations, not to mention lawsuits from the Goliath’s of the industry. Greg’s efforts were the catalyst to enacting local legislation that did not exist anywhere in the world to date.
Mr. Paquette has the vision, enthusiasm and determination necessary to turn possibilities into reality. He brings to the table the tenacity to deliver a desirable product to the marketplace, overcoming unexpected hurdles with deftness and grace. He is committed to the continued development and growth of a thriving “new” more efficient economy focusing on green projects and real estate re-structuring.
